What is Home Staging?

Home staging is the process of preparing your property for sale in order to get the maximum price in the shortest amount of time.  Staging emphasizes your home’s best assets in order to appeal to the greatest number of prospective buyers.

Why stage your home?

Many buyers need help visualizing what a house would look like if they lived there.  Most do not have the vision to see the potential but only ‘what is’.  If a home has distracting colors, clutter, or even strong odors, a potential buyer might not venture beyond the front entrance.
You never get a second chance to make a first impression.  Homebuyers decide to stay or move on within the first few minutes of seeing a property.  Don’t give them a reason to want to leave and “see the next house”.

Why stage a vacant property?

An empty house will appear cold and unwelcoming.  A vacant room often looks smaller than one that is furnished and staged, and leaves everything to the buyer’s imagination.  Staging replaces the ‘echoes’ with a setting that allows a buyer to picture themselves living in your beautiful property.  Staging helps to create the desire to “move in” not “move on”.

Are decorating and staging the same thing?

No.  Decorating personalizes a home to make it pleasing to the specific taste and lifestyle of an individual.  Staging de-personalizes a house to by neutralizing the interior and creating a universally appealing space making it more marketable.

Why should I stage my house in a ‘hot’ market?

Statistics show that in ‘hot’ markets staged homes sell for higher prices.  In a ‘slow’ market, they sell faster than similar homes that have not been staged.  A staged home in any market will make it stand out from the competition.

What is the home staging process?

Staging starts with an evaluation. We will meet with you, discuss the property both inside and outside. We will assess what needs to be done room by room. Presenting your property in peak shape is our goal.

At this point you can choose to receive either a bid or a consultation. A consultation is a detailed report which you can implement yourself or you may hire us to execute some or all of the elements.  We can do as little or as much as you like.
A complementary bid states what will be done by us, the timing and the price to execute the staging.  After agreeing on the terms, we begin.

Is staging expensive?

Not when compared to the first price reduction.  Staging is an investment, not an expense.  A staging consultation generally runs from $300-$400, depending on the needs and size of the property.  Making that initial commitment to prepare your home before it hits the market will pay off in a quick sale and excellent price.

The investment in a fully staged home varies because the scope of each property is unique.  Different factors that may effect the investment to stage may include the daily staging fee, expenses and  rental of any extra accessories or furniture.  Some projects require shopping for items or hourly fees for overseeing trades people. 

Once we assess your specific situation and determine a staging plan, we will present you with a specific price.  This is one investment that will assure you of a substantial return.

What is Redesign?

We take your current furniture, artwork, and accessories and use them to create a new look.  By getting rid of clutter, organizing and strategically placing furniture, your home will get that desired “makeover”. We can add some new special touches or make suggestions for future purchases.  Whether you want one room or your entire home to be redesigned, we work within your budget to give you that finished perfect look.
